How we complete brownfield remediation

Our brownfield remediation sequence starts with verified site information, controlled work zones, and written acceptance points, then moves through field execution, consultant inspection, records, and restoration. We assign each material, asset, sample area, and load a defined status so crews know what can move, what must remain exposed, and who releases the next step.

We begin with survey, utility investigation, environmental zones, demolition limits, soil management areas, truck logistics, and a schedule of sampling hold points. Hard obstructions and former infrastructure are exposed carefully because they can conceal uncharacterized material.

Excavation follows separate source areas and depths, with impacted water kept out of clean storm systems. We install designed caps, liners, vapour layers, monitoring points, or service trench controls before they become inaccessible. Each stage closes with consultant inspection, samples where required, as built records, and protection of the accepted surface.

Our field supervisors keep excavation, water handling, trucking, imported materials, survey, and environmental hold points on the same daily plan. We record quantities, load destinations, unexpected conditions, and completed limits as the work advances. That discipline gives the owner and Qualified Person a clean record of what happened below grade, where it happened, and what remains for acceptance.

Materials and acceptance criteria for brownfield remediation come from the current Ontario requirements, approved drawings, consultant documents, receiving facilities, and owner standards that apply to the actual site. We check those criteria before procurement or hauling, record field changes, and preserve the evidence required for inspection, environmental review, and future construction.

Ontario Regulation 153/04 sets the framework for Phase One and Phase Two ESAs, applicable site condition standards, risk assessment, and RSC evidence. Ontario Regulation 406/19 governs excess soil characterization, tracking, reuse, and related planning where it applies. OBC requirements influence excavation protection, foundations, drainage, and vapour related building details. OPSS materials may govern municipal servicing and road restoration. The actual construction criteria come from the accepted remedial plan, risk management measures, geotechnical report, civil drawings, and agency approvals.

Ontario Regulation 153/04 governs the assessment and evidence used for many Records of Site Condition. The applicable numerical standard depends on property use, groundwater use, soil texture, depth, and whether the project follows generic or accepted risk based criteria. We execute to the Qualified Person's written criteria and preserve traceability. Ontario Regulation 406/19 and the Rules for Soil Management apply when excavated soil becomes excess soil.

Brownfield schedules fail when environmental work is treated as a separate early package with no connection to foundation design. Shoring piles can intersect hot spots, dewatering can move a plume, and imported fill can arrive before receiving documentation is approved. Hidden tanks or structures change both quantity and access. We integrate remedial limits with the excavation model, maintain contingency space, protect monitoring wells, and sequence consultant releases by area so structural work can start without waiting for the entire property.

We review the next two weeks of work against approvals, sampling, deliveries, shutdowns, and weather. Daily pre work discussions identify the exact limits and status of each area. Photographs and measurements are taken before concealment, and unresolved items stay visible on the field log until the responsible reviewer provides direction or acceptance.

What information is needed before brownfield remediation starts?

Can the work proceed while the facility or project remains active?

Yes, where the design permits it. We plan soil, groundwater, vapour, tanks, buried structures, barriers, and civil restoration. The operating boundary, shutdown windows, truck route, emergency access, controls, and daily handback condition are agreed before work starts. Production is staged so facility staff and construction crews do not share uncontrolled access to the work zone.

What should be included in the final field record?

Closeout should include field records, as built controls, tickets, samples, and Qualified Person documentation. Depending on the project, it can also include photographs, surveys, receiving records, inspection releases, operating logs, test results, redline drawings, and a list of remaining assets. The package supports the owner's consultant and operations team, but professional certifications remain with the appropriately qualified person.
