Balcony repair method follows delamination, reinforcement corrosion, slab edge loss, cracks, drainage, thresholds, rail anchors, waterproofing, chloride exposure, occupied access, and the structural consultant’s repair categories.
Partial-depth repair. Unsound cover is removed, reinforcement is treated as directed, and compatible repair material rebuilds localized soffit, top, or edge damage.
Full-depth replacement. Through-slab deterioration, failed edges, drains, or severe corrosion can require formed reconstruction and temporary support.
Membrane renewal. Prepared concrete receives crack, joint, drain, upturn, threshold, and traffic membrane details after structural repairs are accepted.
Railing and edge rehabilitation. Anchors, posts, curbs, guards, coatings, and sealants are replaced or reset under structural and life-safety details.

Step 2, Install platforms, shoring where required, exclusion zones, interior protection, and debris and water containment.
Step 3, Remove concrete to sound limits, assess reinforcement and anchors, and complete directed steel treatment or replacement.
Step 4, Rebuild slab, soffit, edge, slope, drain, threshold, joint, and railing details with controlled placement and curing.
Step 5, Prepare and install protection systems, test drainage, inspect guards, remove access safely, and close location-based records.
Harrowgate restores balconies from the concrete outward. The sequence preserves safety, removes deteriorated material, rebuilds the structural section with compatible repairs, restores drainage, and installs a continuous traffic-bearing membrane tied into every edge and penetration.
Investigation and access planning. We review the consultant survey, hammer sounding, crack maps, leakage, coating condition, guard anchorage, and drainage. Swing stages, scaffolds, lifts, and protected ground zones are selected for the elevations and site constraints. Balcony closures, interior access, noise periods, and falling-object protection are coordinated before removals begin.
Sawcutting and concrete removal. Repair boundaries are sawcut to avoid feathered patches. Chipping proceeds to sound concrete without damaging reinforcement that remains in service. Overhead and edge removals are controlled in small areas, and debris is contained at source. Newly exposed conditions are documented for consultant review before patching.
Reinforcement and substrate preparation. Corroded bars are exposed sufficiently for cleaning and repair placement around them. Section loss is reviewed by the structural engineer, and supplemental steel is installed where directed. Concrete surfaces are rough, sound, clean, and saturated surface dry for cementitious materials where specified. Bonding treatment follows the approved repair system.
Forming and repair placement. Soffit, fascia, curb, and edge forms are tight and braced to restore the original geometry. Hand-placed mortar serves smaller repairs, while formed-and-poured or pumpable repair concrete serves larger volumes. Material is consolidated around steel and cured to control shrinkage. Form removal does not occur until the repair can support itself without edge damage.
Slope, joints, and penetrations. Low areas are corrected with bonded screed where the design permits, and door thresholds are integrated without trapping water. Moving cracks and joints receive flexible treatment. Guard posts, scuppers, drains, wall junctions, and drip edges are detailed before the field membrane so runoff cannot bypass the waterproof layer.
Pedestrian membrane and turnover. Prepared repairs receive primer, elastomeric membrane, aggregate wear coat, and colour-stable topcoat selected for exterior pedestrian exposure. Coating turns up at walls and curbs and terminates cleanly at edges. Guards and accessories are reinstated without puncturing unprotected membrane, then each balcony is inspected before access is returned.
We review soffits and slab edges from below as well as walking surfaces from above. Closeout checks patch soundness, membrane continuity, texture, drainage, sealant adhesion, guard interfaces, and clean terminations. Product and repair records are organized by elevation and stack so future inspections can distinguish original concrete, completed repair zones, and coating transitions.

Rust staining, hollow-sounding concrete, cracks parallel to reinforcing steel, loose edges, soffit spalls, failed coating, leaking guard posts, and persistent ponding all require investigation. Harrowgate maps the full balcony and underside because visible surface damage can represent only part of a larger delaminated or chloride-affected area.
Only localized sound repairs may allow limited coating removal, but patch boundaries, reinforcement access, curing, and membrane tie-in still require enough open area to work correctly. Broad delamination or widespread coating failure needs systematic removal. Hiding repair edges under retained loose coating creates weak interfaces and discontinuous waterproofing.
Duration depends on repair volume, access, weather, cure, guard work, and the selected membrane. Concrete or mortar must reach the condition required for coating, and each resin layer needs its application and cure window. Harrowgate issues stack-by-stack dates and releases balconies only after final inspection.
Water, oxygen, chlorides, and carbonation can break down the protective environment around embedded steel. Corrosion products occupy more volume than the original steel and create pressure that cracks and delaminates concrete cover. Effective repair removes unsound material, addresses steel condition, rebuilds cover, and limits future water entry.
No. A liquid membrane follows the slab profile and may make depressions more visible. Low areas, high drains, and poor threshold geometry must be surveyed and corrected with approved bonded materials or drainage changes before coating. The final assembly then protects the restored slope rather than trapping water beneath a cosmetic finish.
Guard condition and attachment are reviewed with the project team. Guards may remain protected, be temporarily removed, or be replaced under a separate design. Embedded and surface-mounted posts need distinct concrete and membrane details. Any drilling or fastening after coating is coordinated so the waterproofing is not punctured or left unsealed.
Provide structural and envelope reports, balcony counts and dimensions, elevations, repair drawings, coating specification, guard details, leak history, access restrictions, and occupant phasing requirements. A site review confirms swing-stage or scaffold access, ground protection, repair quantities, detail conditions, material handling, and realistic weather allowances.
Edges are exposed to water, chlorides, freeze-thaw cycling, thin cover, railing penetrations, and drainage. Corroding reinforcement expands and fractures surrounding concrete.
No. Unsound concrete, corrosion, movement, failed drains, and unsafe rails require repair first. A membrane protects an accepted substrate but does not restore missing capacity.
