New cavity-wall masonry uses brick, concrete block, stone, ties, flashing, insulation, and drainage as a coordinated enclosure. Repointing replaces deteriorated mortar with a compatible mix and joint profile. Selective unit replacement treats cracked, spalled, displaced, or contaminated masonry. Helical ties, anchors, pins, and localized rebuilding stabilize separated wythes or failed connections when engineered. Lintel, shelf-angle, parapet, chimney, and flashing reconstruction addresses corrosion and water at concentrated interfaces. Cleaning, poultices, and coatings are selected only after substrate trials.
Step 1, Harrowgate builds and repairs masonry in controlled sample areas before broad production. Investigation and mock-ups establish unit removal, joint preparation, compatible mortar, tooling, cleaning, flashing, and anchor work, while temporary stabilization protects loose or displaced assemblies during access and removals.
Step 2, New work starts with coordinated structural, architectural, envelope, and opening details. We verify supports, shelf angles, embeds, control joints, flashing elevations, weeps, ties, lintels, and interfaces before laying units. Masonry is protected from saturation, freezing, contamination, and rapid drying. Units are laid to line and gauge with full joints, reinforcement and anchors are installed at the specified courses, and cavities remain free of mortar obstruction.
Restoration starts with a condition survey, sounding and probes where authorized, material sampling, movement review, and a representative mock-up. Unsafe or loose areas are stabilized before removals. Joints are raked with methods that protect unit edges, replacement units are toothed into sound work, corroded anchors or lintels are addressed to the design, and compatible mortar is placed in compacted layers. Cleaning begins with the least aggressive accepted method. Harrowgate coordinates access, containment, weather protection, and final inspection.
Step 3, Repointing is sequenced so open joints do not expose large wall areas to rain or instability. Mortar is packed in controlled lifts against a clean, properly conditioned joint and tooled at the correct stage. Replacement units are distributed and toothed into sound work, avoiding straight repair seams that concentrate movement.

Masonry follows issued architectural, structural, heritage, and building-envelope documents, the 2024 Ontario Building Code, applicable CSA masonry standards, and applicable local municipal requirements.
Concrete interfaces follow CSA A23.1 and CSA A23.2, with structural design to CSA A23.3 where applicable. Steel support and anchorage follow issued engineering and approved materials.
Brick, block, stone, mortar, grout, reinforcement, ties, anchors, flashing, insulation, membranes, sealants, cleaners, and coatings follow approved samples, submittals, compatibility review, and project specifications.
Acceptance includes mockups, material and mortar records, weather protection, anchors, reinforcement, flashing and weeps, unit and joint finish, cleaning trials, concealed-condition records, and elevation review.

Spalled units and open joints are symptoms of moisture, corrosion, salts, movement, or incompatible prior work. Harrowgate traces those mechanisms through probes, mock-ups, and consultant review, then combines masonry repair with the flashing, lintel, anchor, joint, or drainage correction needed to stop recurrence.
Masonry deterioration accelerates when hard incompatible mortar traps stress in softer units, joints are too shallow, cavities are blocked, flashing lacks end dams, weeps are bridged, anchors corrode, lintels expand, or uncontrolled cleaning erodes the face. Harrowgate prevents these failures by investigating the moisture and movement mechanism before cosmetic work. Mock-ups establish the accepted cutting, mortar, tooling, unit replacement, and cleaning result.
We remove unsound material to sound edges, maintain joint depth and compaction, protect adjacent finishes, and keep water-management details continuous. Structural cracks, bulges, displaced parapets, and loose units are escalated to the engineer and stabilized. Finished work is cured and protected instead of exposed immediately to rain, frost, or rapid drying.
Aggressive grinders and high-pressure cleaning can permanently remove unit faces and widen joints. Tooling and cleaning methods are proven on the actual wall at the lowest effective intensity. Adjacent glass, metal, sealants, roofs, and occupied areas are protected, and runoff or debris is contained throughout production.

Mortar is selected from investigation, testing where specified, unit type, existing mortar properties, exposure, movement, moisture behaviour, and the restoration design. Harrowgate builds a mock-up for colour, texture, joint profile, cutting method, and curing. We do not default to a high-strength mortar that transfers stress into older brick or stone.
Spalling commonly follows water saturation, freeze-thaw cycling, salt movement, corroding embedded metal, hard incompatible mortar, or failed flashing and joints. Harrowgate traces the moisture and movement path, replaces unsound units, repairs joints, and coordinates lintel, flashing, weep, sealant, and drainage corrections so the repair addresses the cause.
The required depth comes from the restoration specification and accepted mock-up, based on joint width, sound mortar, unit condition, and tooling. Harrowgate removes deteriorated mortar to a consistent sound substrate without widening joints or damaging unit edges, cleans the joint, and installs compatible mortar in compacted lifts.
Masonry continues only under the project’s cold-weather procedure. Harrowgate controls material temperature, substrate condition, enclosure, heat, wind, moisture, and protection in accordance with CSA A371 and the specification. Frozen units, frozen substrate, direct unvented combustion exposure, and uncontrolled temperature swings are not accepted as normal production conditions.
A mock-up proves the proposed unit match, mortar colour and texture, joint preparation, joint profile, cleaning method, workmanship, and interface treatment on the actual building. The owner and consultant review it before broad production. Harrowgate preserves the accepted mock-up as the field quality benchmark for each repair type.
Loose, displaced, or bulging masonry is treated first as a safety and structural condition. Harrowgate establishes exclusion and access controls, stabilizes the area to the engineer’s direction, opens approved investigation locations, and documents anchors, backing, corrosion, cracks, and moisture. Reconstruction then follows the issued structural and envelope repair details.
Project records include surveys, sample and mock-up approvals, product data, mortar batch control, weather and protection logs, concealed-condition photographs, repair quantities, anchor or flashing inspections, and deficiency closeout. Harrowgate organizes records by elevation and repair type so the consultant can verify work that becomes concealed.
Mortar that is harder or less vapour-permeable than the masonry can concentrate stress and moisture in the units. Compatible mortar is selected from the existing assembly, exposure, testing, and repair objective rather than compressive strength alone.
Corroding shelf angles or ties, missing anchors, water and freeze-thaw, foundation movement, cavity obstruction, and displaced wythes can contribute. A bulge requires stability assessment and concealed-condition investigation before units are reset or repointed.
