Repair method follows the cause, depth, structural role, reinforcement condition, moisture, exposure, and movement. Partial-depth repairs remove localized delamination, full-depth replacement restores failed sections, formed-and-pumped or shotcrete methods rebuild vertical and overhead members, injection seals selected cracks, and overlays or protective systems address broader surface deterioration.
Partial-depth patching. Delaminated or spalled concrete is removed to sound substrate with square, non-feathered edges. Exposed reinforcement is cleaned and assessed, the substrate is conditioned, and compatible repair mortar is placed and cured. Thin cosmetic smears fail because they terminate on weak concrete.
Full-depth and formed repair. Deep deterioration, section loss, impact damage, or failed slab panels require removal through the member or to engineered limits. Forms and flowable or pumped repair material rebuild beams, columns, walls, slab edges, and soffits where hand placement cannot compact the repair.
Shotcrete and overhead placement. Wet-mix or dry-mix shotcrete compacts repair material pneumatically against prepared surfaces. Nozzle angle, distance, layer thickness, reinforcing encapsulation, rebound removal, and curing determine quality. It is effective for large vertical or overhead areas with suitable access.
Crack injection and routing. Epoxy injection can restore continuity across dormant structural cracks, while polyurethane controls active water leakage where movement and moisture suit the material. Routing and sealing treats non-structural surface cracks. Injection cannot stabilize an actively moving joint or correct settlement.
Overlays and protection. Bonded cementitious overlays, traffic membranes, sealers, coatings, joint systems, and corrosion-control measures are selected after repairs. Surface preparation, moisture, bond testing, movement details, and compatibility decide whether the protection remains attached.
Step 1, diagnose before defining repair limits. Harrowgate checks cracking, delamination surveys, sounding, cores, chloride or carbonation data, leakage, reinforcement cover, structural drawings, drainage, movement, and prior repairs with the consultant as required.
Step 2, isolate and remove safely. Loads, traffic, services, falling debris, dust, silica, water, and temporary support are controlled. Sawcuts define edges and low-vibration tools remove unsound material without bruising the concrete that must remain.
Step 3, treat reinforcement and substrate. Bars are exposed around their circumference where specified, cleaned, measured, supplemented or replaced under the design, and protected if required. The substrate is roughened, cleaned, and brought to the moisture condition required by the repair material.
Step 4, place and cure the repair. Hand-applied mortar, formed concrete, grout, shotcrete, or injection is installed within manufacturer and specification limits. Lift thickness, consolidation, finishing, temperature, and curing are controlled to reduce shrinkage and debonding.
Step 5, verify and protect. Sounding, bond tests, cores, injection records, thickness checks, or visual acceptance follow the specification. Joints, membranes, coatings, drainage, and traffic protection are completed only after the repair reaches the required condition.
The work zone is isolated and any required shoring installed before removal. We mark engineer-defined boundaries, sawcut edges to a controlled depth, and remove unsound concrete by chipping, milling, scarifying, or hydrodemolition selected for member thickness, reinforcement, vibration limits, contamination, and required surface. Removal extends to sound material and around corroded bars as detailed, without feather edges or uncontrolled damage to retained concrete.
Exposed concrete is sounded and reinforcement inspected after cleaning. Bar diameter and section loss are compared with the repair criteria. Supplemental or replacement bars, couplers, dowels, and anchors are installed only to issued details. Corrosion products, laitance, oil, salts, dust, and weak paste are removed. The substrate receives the specified roughness and moisture condition, while formwork is sealed and vented for the selected hand patch, formed-and-pumped repair, shotcrete, overlay, or crack treatment.
Repair material is chosen for placement thickness, orientation, strength, modulus, shrinkage, permeability, thermal movement, exposure, and return-to-service time. Harrowgate batches and conditions proprietary materials within their limits, rejects expired or overheated product, and controls water addition. Concrete and mortar are consolidated against all prepared faces and behind bars. Overhead and vertical repairs are placed in lifts or through forms that prevent sag, rebound pockets, and trapped air.
Curing begins immediately and matches the material. Rapid-strength does not mean no cure. We protect repairs from vibration, freezing, evaporation, water, and loading until acceptance criteria are met. Crack injection, sealers, membranes, coatings, joint replacement, and drainage corrections follow only after substrate conditions are suitable. Closeout records identify repair limits, depth, bar work, material batches, tests, curing, and approved field changes.

The engineer defines initial limits from survey, sounding, cracks, corrosion indicators, and structural analysis. Harrowgate exposes the area, then sounds and inspects the open substrate and reinforcement. Removal expands where unsound concrete, active corrosion, inadequate clearance, or fractured edges continue beyond the mark, with revised quantities documented before repair placement.
Structural repair restores load transfer, section, reinforcement, anchorage, or durability essential to member performance. Cosmetic repair addresses appearance without carrying a structural role. Harrowgate treats uncertain cracks, spalls, exposed steel, and deflection as engineering questions first, then executes the approved preparation, material, reinforcement, and acceptance requirements.
The engineer sets allowable section loss and treatment. Harrowgate removes concrete as detailed, cleans the bar for inspection, measures significant loss, and installs supplemental or replacement steel when directed. Simply coating heavily corroded reinforcement without restoring required area, development, and sound concrete around it does not restore the member.
Hydrodemolition is useful where selective removal, preservation of reinforcing, reduced vibration, and a rough bond surface are priorities, such as decks and large overlays. It requires water supply, containment, wastewater management, shielding, access, and a removal plan. Harrowgate selects it with the engineer where those conditions and quantities justify the method.
Perimeter cracking can result from continued corrosion, restrained shrinkage, incompatible stiffness, shallow feather edges, poor bond, thermal movement, or inadequate curing. Harrowgate removes to defined geometry, resolves reinforcement and contamination, selects compatible material, prepares the substrate, consolidates fully, and maintains cure to reduce those stresses.
Return depends on repair-material strength gain, bond, cure temperature, member loading, shoring, coating or membrane cure, joint sealant cure, and engineer criteria. Harrowgate tracks batch and test data, protects the zone, and opens it in stages for pedestrian, light, or heavy traffic only when the applicable requirements are met.
Yes. Harrowgate phases isolation, shoring, scanning, removal, dust or water containment, material handling, cure, and reopening around production. The plan protects utilities and products, maintains required access, controls vibration and contaminants, and sets clear hold points so operating pressure does not conceal an unresolved structural or durability condition.
Debonding can result from repair placed over weak or contaminated concrete, inadequate roughness, dry substrate, trapped moisture, incompatible stiffness or shrinkage, poor consolidation, or lost curing. Proper removal limits, surface preparation, moisture conditioning, material selection, placement thickness, and curing are all necessary.
Reinforcement is exposed and cleaned to the extent required by the repair design, then assessed for section loss and bond. Bars may remain, be supplemented, or be replaced as directed. Covering active corrosion without adequate access and treatment can cause the repair perimeter to spall next.
