Refined asphalt emulsion, coal-tar alternatives where permitted, specialty acrylic systems, sanded mixes, and localized protective treatments differ in chemistry, friction, coverage, and pavement compatibility.
Step 1, Preparation consumes more time than spraying. We protect inlets and concrete, remove dirt and vegetation, treat petroleum spots, complete repairs, mix the approved emulsion and aggregate continuously, then apply uniform coats in planned directions without flooding depressions or joints.
Step 2, Work stage 1. We map structural cracks, potholes, failed patches, ponding, polished aggregate, oil contamination, and previous incompatible coatings. Unsuitable zones are repaired or excluded rather than hidden beneath a black film.
Step 3, Work stage 2. Power brooms, blowers, scraping, and pressure washing where discharge can be controlled remove fines and debris. Vegetation is cut from edges, loose oxidation is removed, and the surface dries fully before coating.
Step 4, Work stage 3. Fuel and oil areas receive compatible treatment or isolation because emulsion will not bond to a greasy surface. Cracks are routed or cleaned and sealed separately where their width and movement suit crack sealing.
Step 5, Work stage 4. Curbs, walks, doors, rails, drains, utility covers, and building finishes are masked. Application zones follow access and drainage boundaries so overspray, tracking, and wet dead ends are avoided.
Step 6, Work stage 5. The sealcoat is mechanically agitated and applied at the approved coverage with squeegee, spray, or combined methods. A second coat, where specified, is placed only after the first has cured and is oriented to even out application texture.
Step 7, Work stage 6. Barricades remain until the film has cured for actual temperature, humidity, shade, and traffic loading. We inspect colour and coverage, clean protected interfaces, and replace markings after the coating can accept layout and paint.
Sealcoating follows the approved Canadian product data, project specification, municipal sewer controls, and pavement consultant's preservation plan. Application rate, dilution, sand loading, number of coats, temperature, rain window, and cure are verified from the selected emulsion system.
Control point 1. City of Toronto asset guidance classifies emulsion seal, slurry seal, chip seal, and microsurfacing as surface preservation, with an indicative 5 to 7 year service interval that varies by road class, pavement condition, traffic, and treatment type.
Control point 2. The substrate must be structurally sound and dry. Sealcoat is not placed over active pumping, loose aggregate, uncured asphalt repairs, standing water, frost, or surfaces below the approved application temperature.
Control point 3. Coverage is controlled by measured area and material volume. Over-application slows cure, tracks under tires, and collects in texture, while under-application leaves streaks and inadequate binder film.
Control point 4. Sand or mineral filler is added only within the approved formulation to improve texture and durability. Uncontrolled aggregate loading can produce a brittle, rough coating that sheds or prevents uniform spray.
Control point 5. Storm inlets and drainage routes are protected from uncured emulsion, wash water, and loose debris. Toronto storm sewers accept rain and melted snow, so construction material is contained and removed from the site.
Control point 6. Line paint is compatible with the cured sealcoat and applied to surveyed or recorded layouts. Accessible stalls, fire routes, loading controls, and traffic arrows are restored before full reopening.

Sealcoating places a thin asphalt-emulsion film over sound pavement to reduce oxidation and surface water entry and to provide a uniform surface for markings. It is a preservation treatment. It does not increase base capacity, remove ruts, stop settlement, or repair fatigue cracking. Harrowgate screens and repairs the pavement before coating.
We look for stable asphalt with surface oxidation but without widespread alligator cracking, pumping, deep ruts, loose aggregate, active settlement, or extensive oil contamination. We also check drainage, previous coatings, patch cure, and crack condition. Unsuitable zones are patched, resurfaced, or excluded so the coating is bonded to a useful substrate.
Yes. Potholes and failed patches are reconstructed to stable support, and suitable working cracks are cleaned and sealed with dedicated material. Sealcoat cannot fill deep voids or bridge moving cracks. Repairs must also cure and be compatible with the selected emulsion before the surface coats are applied over the coordinated area.
The approved system and pavement condition determine the number and rate. Commercial specifications often call for two controlled applications, but more material is not automatically better. Harrowgate measures area and volume, maintains agitation, and allows the first coat to cure before the next. Thick puddled material cures poorly and tracks under traffic.
Closure depends on coat count, product, application rate, air and pavement temperature, humidity, shade, wind, and expected vehicle load. Each coat needs a dry interval and the final film must resist pickup before marking and traffic. Harrowgate phases the lot and confirms field cure instead of setting one fixed reopening time.
Not without preparation. Petroleum softens asphalt and prevents water-based emulsion from bonding. We scrape and clean affected zones, apply a compatible treatment where approved, perform adhesion checks when needed, and patch severely softened pavement. Coating over a glossy oil spot usually produces peeling or a wet area that never cures uniformly.
It reduces surface permeability on sound asphalt, but water can still enter through untreated cracks, open joints, failed edges, drains, utility cuts, and ponded depressions. Harrowgate combines sealcoat with crack sealing, patching, joint work, and drainage correction. It is one layer in a maintenance plan, not a substitute for a watertight pavement structure.
Potholes, failed patches, structural cracking, open joints, oil-softened asphalt, drainage problems, and vegetation require correction or exclusion before coating.
The approved product, pavement porosity, traffic, dilution, aggregate, coverage rate, and specification determine whether one or multiple controlled coats apply.
