Work proceeds from structural repair and water-management details to the continuous membrane, wear courses, UV-stable finish where exposed, and final markings. Each phase preserves emergency access and prevents live traffic from contaminating uncured resin.
Condition mapping and phasing. We sound the slab, map cracks, spalls, previous patches, leaks, drains, joints, and high-wear paths. The traffic plan divides levels into workable zones and defines temporary circulation, pedestrian separation, overnight closures, ventilation, dust barriers, and reopening milestones for stalls, lanes, ramps, and entrances.
Removal and concrete restoration. Existing coating is removed by grinding or shot blasting. Delaminated concrete is sawcut and removed to sound material, corroded reinforcement is exposed as required by the repair design, and patches are placed with compatible repair concrete or mortar. Drain rims, curbs, wheel-stop anchors, and door thresholds are rebuilt before waterproofing.
Crack, joint, and penetration details. Cracks receive routed sealant, reinforced stripe coats, or engineered treatment based on movement. Expansion and construction joints remain active and are tied into the membrane with compatible sealant or reinforced details. Columns, walls, curbs, drains, pipes, and terminations receive cants or vertical turn-ups that keep water from bypassing the field membrane.
Primer and waterproof membrane. The prepared deck is vacuumed and conditioned within system limits. Primer is applied where required, followed by the elastomeric base membrane at the documented wet-film coverage. Crews check continuity at overlaps between work zones and use wet-film gauges or verified material consumption to avoid thin areas.
Aggregate wear courses by traffic zone. Selected aggregate is broadcast into the wear coat to create traction and abrasion resistance. Installation is possible only when the slab, air, and materials remain within the selected system's limits through application and cure. Temporary heat may be needed, but exhaust and condensation must be controlled. Cold concrete extends reopening time, so winter phasing requires realistic cure allowances and protected transition areas.
Cracks concentrate movement and can open beyond what a uniform field coat can accommodate. Routed sealant, reinforced stripe coats, or engineered details spread that movement and create sufficient membrane thickness at the line. Structural or actively leaking cracks are reviewed separately before any surface coating is installed.
A useful quote identifies concrete repair quantities, coating removal, crack and joint lengths, drain details, vertical turn-ups, system build by traffic zone, line marking, ventilation, phasing, and cure closures. Level drawings, condition surveys, leak maps, and traffic restrictions allow bidders to price the same complete scope.
