Our Process

How the foundation wall construction process works

  1. 1. Initial contact and request for quote. The first foundation wall construction conversation covers the property, deadline, access, and records needed to determine how to match excavation support to the neighbouring property.
  2. 2. Drawings, site review, and scope confirmation. Surveys, reports, drawings, and specifications are checked against the foundation wall construction area to clarify how to coordinate blindside waterproofing before one-sided forming around Spread and Strip Footings.
  3. 3. Detailed quote and clear assumptions. Harrowgate's written foundation wall construction scope covers limits, sequence, access, restoration, and assumptions affecting the ability to hold waterstops and service sleeves against concrete pressure.
  4. 4. Engineering, consultant, and municipal coordination. Harrowgate carries foundation wall construction questions to engineers, the architect, consultants, utilities, and the municipality, aligning drawings, permits, inspections, and decisions.
  5. 5. Mobilization and site execution. After release, Harrowgate mobilizes controls, equipment, materials, and access for foundation wall construction, then works to plan vibration access through congested wall reinforcement beside Cast-in-Place Concrete and Formwork.
  6. 6. Inspection, testing, and documentation. Inspection and testing for foundation wall construction use timely reports, tickets, measurements, photographs, and results to complete drainage and membrane protection before backfill.
  7. 7. Closeout and handover. At foundation wall construction closeout, Harrowgate resolves deficiencies and provides records confirming the project can delay lateral soil loading until the wall is supported. See the Vaughan service-area hub for foundation wall construction coverage.

Why Us

Why choose Harrowgate for foundation wall construction

Harrowgate's 20 years in business gives foundation wall construction clients an experienced point of accountability from scope review through handover. The value is concrete: the team knows why it must match excavation support to the neighbouring property, when it should coordinate blindside waterproofing before one-sided forming, and what evidence belongs in the project record.

Harrowgate provides one accountable team for foundation wall construction, with direct coordination among structural and civil engineers, architects, consultants, utilities, and municipal reviewers. The team carries the decisions needed to complete drainage and membrane protection before backfill across related Concrete Containment Structures and Structural Concrete scopes.

For foundation wall construction, the written scope also explains the controls and assumptions required to hold waterstops and service sleeves against concrete pressure.

Harrowgate Group and every trade partner on the project is fully licensed, insured, and WSIB-covered.

Harrowgate prices foundation wall construction from reviewed information, states assumptions clearly, and reports material changes before they are concealed. To discuss a scope that needs to delay lateral soil loading until the wall is supported, send the available documents or call (416) 629-0721.

Understanding foundation walls

Which foundation wall system fits the structure and ground? by Harrowgate Group

Which foundation wall system fits the structure and ground?

Foundation wall design is driven by retained soil height, building loads, groundwater, lateral support, openings, exposure, waterproofing, and construction access. Cast-in-place reinforced walls suit basements and complex loading, insulated concrete forms combine permanent insulation with a concrete core, shotcrete can form one-sided walls against excavation support, and precast systems suit repetitive conditions with planned crane access and sealed joints.

Two-sided cast-in-place walls. Forms on both faces provide control of thickness, alignment, ties, and finish. This method suits open excavations with working space for drainage and waterproofing. Wall height, concrete rate, tie capacity, braces, corners, and bulkheads determine the temporary works.

One-sided walls and blindside work. Where excavation support or property limits prevent exterior forming, the wall is built against a prepared shoring line and blindside waterproofing. Anchors, walers, drainage, membrane continuity, reinforcing support, form pressure, and the inability to inspect the buried face make sequencing critical.

Insulated concrete form walls. Stay-in-place foam forms create insulation around a reinforced core. Bracing, lift rate, vibration, bucks, sleeves, membrane compatibility, fire protection, and attachment details require coordination. The system remains structural concrete and still depends on correct reinforcement and consolidation.

Shotcrete and precast alternatives. Structural shotcrete can reduce one-sided formwork where nozzle access and reinforcement spacing permit full encapsulation. Precast wall panels accelerate repetitive work but add bearings, joints, temporary stability, crane picks, and tolerances. The structural and waterproofing designs govern selection.

How we form and pour foundation walls by Harrowgate Group

How we form and pour foundation walls

Step 1, confirm support, loads, and water-control interfaces. Harrowgate checks structural drawings, geotechnical conditions, excavation support, groundwater, slab and footing connections, openings, embeds, waterproofing, drainage, and backfill sequence.

Step 2, establish survey control and form support. Footing keys and dowels are cleaned, wall lines and elevations are transferred, and forms or one-sided systems are assembled, tied, braced, sealed, and checked for safe placing access.

Step 3, fix reinforcement and penetrations. Bars, laps, couplers, cover, waterstops, sleeves, service entries, anchor rods, ledges, blockouts, and window or door bucks are supported against movement. Congested intersections receive a defined consolidation route.

Step 4, place in controlled lifts. Concrete is deposited to limit free fall and form pressure, then consolidated around bars, corners, ties, and openings. Supply continuity, temperature, lift depth, and wall movement are monitored through the placement.

Step 5, cure and complete the below-grade assembly. Stripping follows strength requirements. Tie holes and defects are treated, then membrane, drainage, insulation, protection, slab bracing, and backfill proceed in the engineered sequence. Backfill does not load an unsupported young wall.

We lay out both wall faces, corners, steps, pilasters, and openings from survey control. Form systems are selected for wall height, finish, tie pattern, concrete pressure, crane or hand-set access, and reuse sequence. Panels, walers, strongbacks, ties, braces, and working platforms are installed to the engineered arrangement. Corners and stop ends receive added bracing because they concentrate pressure and are vulnerable to leakage or movement.

Vertical and horizontal reinforcing is installed with the scheduled laps, hooks, couplers, confinement, and cover. Chairs and spacers hold the cage between wall faces without relying on loose site debris. Blockouts, sleeves, cast-in plates, anchor rods, waterstops, and reglets are secured against buoyancy and concrete flow. At PVC waterstops, we protect the centre bulb and make joints with the correct tooling so folds, punctures, and poorly fused intersections do not create a leakage path.

Before placement, we clean the footing joint and form cavity, close inspection ports, verify brace adjustment, and confirm the pour rate permitted by the form design. Concrete is placed in level lifts along the wall instead of filling one location to full height. Internal vibration follows the advancing lift and penetrates into the previous layer, with extra control below openings, around waterstops, and inside pilasters. The crew watches form ties, braces, joints, and alignment continuously while the concrete pressure is highest.

After the top is struck and finished, curing and weather protection begin. Forms remain until stripping criteria are met, then panels are released without prying against green corners. We inspect tie holes, fins, voids, offsets, honeycombing, and penetrations. Approved tie-hole treatment and repairs are completed on prepared sound concrete. Membranes, drainage composite, insulation, and protection board proceed only after the receiving surface is clean, dry enough, and accepted for that system.

FAQ

Foundation Walls FAQ

How is the pour rate for a foundation wall determined?

The engineered form design sets allowable fresh-concrete pressure. Harrowgate considers wall height, concrete unit weight, delivered temperature, workability, setting behaviour, vibration, and placement method, then establishes a maximum rise rate. The supervisor tracks concrete elevation and elapsed time during placement and adjusts pumping to stay within the approved limit.

How do you prevent honeycombing in tall walls?

We coordinate bar spacing and embed congestion, provide hose and vibrator access, place concrete in level lifts, keep discharge near the work, and vibrate each lift into the prior one. Openings, pilasters, corners, and waterstops receive dedicated attention. Form leakage and blocked inspection access are corrected before placement begins.

What is checked before foundation wall forms are closed?

Checks include footing joint preparation, dowels, reinforcing size and spacing, laps or couplers, cover, waterstops, sleeves, blockouts, plates, anchors, ledges, electrical grounding interfaces, cleanout access, and form-release application. Closing proceeds by planned zones so hidden work can be inspected before the second face prevents access.

When can a concrete foundation wall be backfilled?

Backfill begins after the required concrete strength is reached, forms and repairs are complete, membrane and drainage protection are accepted, and the wall has the permanent or approved temporary lateral support required by the design. Fill is placed in controlled, balanced lifts with compaction equipment kept within permitted loading limits.

How are wall penetrations coordinated?

Harrowgate builds a penetration register from structural, architectural, mechanical, electrical, and civil drawings. Each sleeve or blockout is checked for size, invert, centreline, clearance from reinforcement, water-control detail, and downstream connection. Conflicts are resolved before reinforcing is cut or shifted, and critical locations are surveyed before concrete placement.

What causes leakage through a cast-in-place wall?

Common paths are poorly consolidated concrete, cracked restraint zones, failed construction joints, punctured or folded waterstops, untreated tie holes, and penetrations without a compatible seal detail. Harrowgate controls joint preparation, waterstop installation, consolidation, curing, tie treatment, and penetration geometry, then completes specified testing before access is covered.

Can Harrowgate build one-sided foundation wall forms?

Yes. Where a property line, shoring wall, or existing structure prevents access to the outside face, Harrowgate builds an engineered one-sided form and bracing system. The design accounts for full concrete pressure, anchor reactions, working platforms, wall alignment, waterproofing interface, and a placement rate that the support system can safely resist.

Why can a foundation wall not be backfilled immediately after stripping?

A wall may not yet have sufficient concrete strength or its permanent lateral support from floors and slabs. Uneven backfill adds pressure that can crack, displace, or overturn the wall. The design establishes strength, bracing, drainage, waterproofing, and lift conditions required before backfill.

How are pipe penetrations kept watertight through a foundation wall?

The detail may use cast-in sleeves, puddle flanges, mechanical seals, compatible boots, waterstops, or approved sealants. Location and annular space are coordinated before placement. Concrete must consolidate around the assembly, and the membrane must terminate continuously without relying on surface caulking alone.
