Coating selection follows substrate condition, moisture, contamination, chemical and thermal exposure, slip need, cleaning regime, appearance, downtime, film thickness, and whether joints or cracks continue to move.
Thin-film epoxy. Roller-applied systems provide colour, dust control, and easier cleaning on sound prepared concrete under moderate service.
High-build and broadcast systems. Multiple resin coats with aggregate build thickness, texture, wear resistance, and slip performance for industrial or wet areas.
Mortar and slurry systems. Trowelled or self-levelling resin-rich materials rebuild worn floors and resist heavier impact when substrate and transitions are designed.
Specialty hybrid systems. Urethane cement, polyaspartic, novolac, or other approved systems address rapid return, thermal shock, UV, moisture, or chemical conditions beyond ordinary epoxy.

A durable epoxy installation depends on bond, uniform film build, correct mixing, and disciplined cure control. Harrowgate sequences the work so dust-producing preparation is complete before resin placement, wet edges remain manageable, and each coat is installed inside the approved recoat window.
Survey and test areas. We map delamination, contamination, cracks, joints, moisture-sensitive zones, and floor elevations. Small preparation and coating test areas confirm how aggressively the slab must be cut, whether oil has migrated below the surface, and whether the proposed primer wets and bonds to the concrete.
Mechanical preparation. Planetary grinders with industrial dust extraction open dense concrete and remove laitance, paint, mastics, and weak paste. Shot blasting is used on large open areas where a uniform angular profile is required. Edges, columns, curbs, and equipment plinths are prepared with shrouded hand tools so the entire coating footprint has equivalent bond conditions.
Concrete repair and detailing. We chase and fill dormant cracks, rebuild spalls with compatible epoxy mortar or rapid cementitious repair material, and dress high edges. Isolation and expansion joints remain functional and are carried through the coating with compatible flexible treatment. Penetrations, drains, and door thresholds receive reinforced or thickened details where service loads concentrate.
Priming and body coat. After vacuum cleaning, we mix full resin units at the specified ratio and induction time, then spread at the documented coverage rate. Primer is worked into pores without puddling. The body coat is squeegeed and back-rolled, or gauge-raked for self-levelling systems, while crews control batch sequence and wet-edge continuity.
Broadcast and topcoat. For slip resistance and added thickness, graded silica or decorative aggregate is broadcast to refusal into wet resin. Loose aggregate is removed after cure, ridges are scraped, and one or more seal coats lock the texture. A polyurethane or polyaspartic finish is used where colour stability, abrasion resistance, or faster return to service governs.
Cure and turnover. We maintain the specified substrate and air temperature, isolate the area from water and dust, and prevent early foot or wheel traffic. Final review checks film continuity, texture, colour, terminations, drain flow, and joint function. Access is released in stages only after the installed system reaches its stated traffic cure.
For occupied operations, we divide the floor into logical work zones around shipping, production, and fire routes. Temporary barriers and negative-air dust collection control migration. The phasing plan identifies the last vehicle crossing, preparation period, coat windows, and earliest reopening time so the facility can plan labour and inventory movements with reliable boundaries.

Thickness follows service, not a universal number. A light-duty seal coat can be less than 1 mm, while self-levelling or broadcast systems commonly range from about 1.5 mm to several millimetres. Forklift turns, impacts, chemicals, wet cleaning, and slab condition determine the specified build and aggregate.
Only when investigation shows the existing coating is fully bonded, chemically compatible, and strong enough to carry the new system. Harrowgate normally removes weak or unknown finishes mechanically. Coating over a marginal layer simply transfers the new system's bond to the old layer and preserves hidden failure points.

Epoxy has low permeability, so moisture moving through a slab can accumulate pressure or carry alkaline compounds to the bond line. That can cause blistering, whitening, or delamination. We review slab construction, test conditions where required, and use only primers or mitigation systems approved for the measured exposure.
Texture must balance traction with cleanability. Fine aggregate often suits dry production and commercial areas. Wet process zones, ramps, and wash bays require a heavier broadcast, while hygienic rooms cannot tolerate deep soil-catching profile. We create representative samples so operations and cleaning teams can review the proposed finish.
No. Dormant cracks can be routed and filled with a compatible rigid treatment, but moving joints must remain functional and receive flexible detailing. If a coating bridges an active joint as though it were solid concrete, normal movement will reflect through, split the finish, and create an edge that deteriorates under traffic.
Provide floor area, drawings, current surface photographs, previous coating history, vehicle and wheel types, chemicals, wash temperature, desired texture and colour, operating hours, and reopening deadline. A site review then confirms repairs, preparation, moisture concerns, terminations, drains, and the most practical phasing plan.
Common causes include contamination, weak surface paste, moisture pressure, insufficient profile, dust, condensation, incorrect mixing, missed recoat windows, or loading before cure.
Usually not as if they were dormant cracks. Movement joints need a compatible detail that preserves movement. The coating and sealant termination follow the approved system.
